The Calhoun City Council has approved annexation and zoning requests that clear the way for a new 173-home residential development on Liberty Road.
Council members approved the requests during their Monday night, Sept. 14 meeting. The properties involved total nearly 70 acres, with the zoning changing from Gordon County A-1 to City of Calhoun R-2. The city’s published agenda confirms the Sept. 14 council meeting.
Developer David Fowler submitted the requests for the property. The proposed single-family homes are expected to be constructed by Smith Douglas Homes, which already has residential developments in the Calhoun area. The annexation and zoning requests came before the City Council with recommendations for approval from the Zoning Advisory Board.
During the meeting, Fowler pointed to the potential financial impact of the development for both the City of Calhoun and Gordon County.
According to figures presented by Fowler, the property currently generates approximately $9,000 annually in property taxes. At full build-out, he estimated the 173 homes would generate more than $500,000 in property tax revenue each year.
The development would also bring 173 additional customers onto City of Calhoun water, sewer and electric services. Fowler estimated those customers would generate approximately $600,000 annually in utility revenue.
The proposal also drew opposition from several residents who addressed the council during the meeting. Residents raised concerns about whether existing infrastructure in the area can accommodate the additional development and population.
Despite those concerns, the council approved the annexation and zoning requests, allowing plans for the 173-home development to move forward.
