Calhoun Identifies Hwy. 53 Spur Site For Possible Data Center Development

A large tract of land inside the Calhoun city limits has been identified as a possible future site for a data center, according to information confirmed by city officials.

The Gordon Gazette reports the property, approximately 57.27 acres, located at 1401 Hwy. 53 Spur — sits between the Brookstone Subdivision and Fair’s Auto. The site is currently being cleared, and a driveway has already been installed, signaling early-stage activity on the parcel.

City of Calhoun Building Official Joey Moore confirmed in a statement that the property is zoned IND-G (Industrial General), which allows for a data processing center as a permitted use under the city’s zoning ordinance.

“In reference to the property, it is zoned IND-G (Industrial General) in the City of Calhoun,” Moore said. “The proposed use of the property to construct a data processing center would be a legal conforming use for the zoning district.”

Discussions surrounding the site surfaced after reports of potential negotiations involving energy rates between the City of Calhoun and North Georgia EMC, as well as the possibility of a will-serve letter from the city to the utility provider.

Officials emphasized that while Gordon County currently has a moratorium in place on data centers in unincorporated areas, that restriction does not apply within Calhoun’s city limits. As a result, the Gordon County Board of Commissioners has no authority over the potential development of a data center at this location.

At this time, no official project announcement has been made, and details regarding a potential developer, timeline, or scope of the proposed data center have not been released.
